Modernization

Funding offers for the modernization of housing support the effort to make existing apartments and houses future-proof. Modernization measures for social rental housing as well as self-used residential property are supported – for example, to improve energy efficiency, barrier-free access, and living quality. The goal is to ensure affordable and sustainable housing in the long term.

A prerequisite is that the household income does not exceed the legally established income limits.

What measures are funded?

Funding is provided in particular for modernization and conversion measures that sustainably improve living space. These include, for example:

• Improving residential value and quality, such as measures for accessibility, improving burglary protection and the sense of security, or through modern digital infrastructure.

• Measures for climate protection and energy savings where geothermal energy and/or non-renewable primary energy are sustainably conserved, or the climate is protected.

• Measures for climate adaptation that better prepare residential buildings for the consequences of climate change.

• Measures for the sustainable reduction of water consumption.

• Installation of infrastructure for electric mobility, provided the project involves fewer than ten parking spaces.

• Creation of new living space through conversion or expansion.

Amount of the funding loan

The funding loan amounts to a maximum of 220,000 euros. Multiple funding is possible as long as the applicable maximum loan amount is not exceeded. The basis for modernization funding is quotes from specialist companies for the respective measures.

Application Before Starting the Measure

The funding application must be submitted before the start of the project. For the modernization of self-used residential property, the start of construction is generally considered the project start. However, it is recommended to begin the measure only after receiving the confirmation of the application.

Submission

The application must be submitted via email or post. After the application is received, you will receive a confirmation of receipt that may request any missing documents. Please note that additional documents may be requested during processing. The processing time depends, among other things, on the cooperation of the applicants and the timely submission of the required documents.
